NEW UNITS FOR SALE
 

Two units were offered for sale last month at Akoya Condominium: #1004, a one-bedroom unit facing south featuring 808 SqFt of living area offered at $439,000; and corner unit #901, offered at $1,249,000, which is already under contract. Deals like this don’t last long on the market. If you’re hunting for deals like this one, it is important that you hire an agent who is constantly active in the market so he or she can advise you on good deals when they become available.

UNITS SOLD
 

Two units were successfully sold during this past October at Akoya Condominium: corner unit #2101; and #2610, a small one-bedroom unit. Both of these units were sold for a median price of $680 per square foot, and they both closed through financing with conventional loans. These condos lasted an average of 224 days on the market before finally selling for 10% less than the original asking price.

A lot of motivation was shown last month with a total of 17 new units hitting the for rent market in the building. There is a lot of one-bedroom units and only three corner units. The deal of the month is unit #4107 listed at $4,600, offered fully furnished and featuring unobstructed views from a wrap-around balcony.

UNITS RENTED
 

Eight units were successfully rented last month. These condos rented for an average monthly price of $3,550. Most of these condos rented furnished and for a short term. We must highlight unit #3309, which lasted only 11 days on the market before renting really close to the asking price.
