First Quarterly Report & Market Trends, 2018.

The waterfront homes market did great in North Bay Village in this first quarter of 2018. A total of 2 properties were sold. These single family homes sold for an average price per square foot of $580. Even though we cannot compare with the previous year, we can notice that there is a 30% decrease when compared with same quarter of 2016.

When it comes to non-waterfront homes sold in North Bay Village, we can notice a decrease in the average close price per square foot in the first quarter of 2018 of 39%. However, this comparison is not accurate, as only one home was sold in the previous year of the same quarter.

Only two waterfront homes hit North Bay Village’s open market in the first quarter of 2018. These homes were listed at an average price of $606 per SqFt, which is a 22% decrease when compared with 2017. Currently, there are a total of 7 waterfront homes available for sale on the island.

Great motivation was showed by homeowners in North Bay Village during the first quarter of 2018, with a total of 12 non-waterfront single-family homes hitting the open market for sale. These last new non-waterfront listed at an average price of $293 per square foot. Now we have a total of 17 non-waterfront homes listed for sale on the island.
