Great motivation was shown from homeowners last month with a total of seven units hitting  the for sale market. These new listings have an average asking price of $307,857. We have penthouse 18 listed at $450,000 and also unit #1111 with three beds and three baths listed at $390,000. The listing of the month is unit #1524 which was recently fully remodeled and it also offers amazing views to the south and east of Biscayne Bay and Miami Beach.


Three units were successfully sold last month at Grandview Palace. Two of these condos were sold through financing with conventional loans. This condos were sold for an average price of $263,000 and spent an average of 475 days in the market before selling. We must highlight unit #819, which was originally listed at $389,000 more than three years ago. This condo was taken off the market and added back at a much lower price at different occasions until it finally went under contract and sold for $279,000.


Nine units hit the for rent market last month. The average asking price for this month is of $2,160. We have two one-bedroom and one three-bedroom unit. These units are really rare to find in this building. We also have two penthouses facing north and one located on line 18. The active inventory of units for rent is now at 19.


Six units were successfully rented last month at Grandview Palace. These units were rented for an average price of $1,500 a month. We must mention that some of these units are also offered for sale. Unit #1706 was recently sold and in less than a month was rented. Our building has been really attractive to investors since the rental market is great, HOA fees are low and sales prices are competitive.
