Real Estate Market Report, May 2018.

A total of three units hit the open market of Maison Grande for sale in May. All these new listings are two bedroom condos, with an average list price per square foot of $281. These condos are all either fully or partially remodeled.

Unfortunately, no unit was sold last month. This leaves our active inventory at 19 units in total for sale. Condo sales have decreased in Miami Beach and the surrounding areas.

Only two units were offered for rent this past month. These two-bedroom, two-bath condos have an average list price of $2,375. We must mention unit #930 which is also offered for sale, a trend we have seen more often in Miami Beach condominiums. Owners list their units for sale and for rent, to see what happens first; however, they still leave their units active for sale, in many cases, affecting the inventory, when they just signed a year lease.

One unit was successfully rented last month: PH10 with one bedroom and one bathroom rented for $1700 after 84 days of being on the market. This unit was offered unfurnished, and it is not remodeled. Our active inventory of units for rent is now at 11.
