UNITS SOLD

Amazing month of June at Grandview Palace. A total of seven units were sold. As mentioned in our previous report, we have seen an increase of prospective buyers in our building and area. These units were sold at an average price of $280,000, spending approximately 125 days on the market. We must mention that most of these units were sold by the same listing agent. Choosing the right agent to sell your unit definitely matters. If you have been thinking about selling, this is definitely the best time to put your unit on the market. NEW UNITS FOR SALE

A lot of motivation was shown last month from homeowners at Grandview Palace when a total of seven units were offered for sale. These units were offered at an average price of $291,000. We must mention that two units are located on corner line 07, #1107, and PH207; this is one of the most desirable lines in the building and very rare to become available for sale. Another unit to mention is PH210 that was listed at $299,000 and it is already under contract.

 
UNITS RENTED

]une was definitely an excellent month for the real estate market in the building. As mentioned before, because of COVID-19, a lot of tenants have been relocating. This situation applies to both sides, and for that reason, eight units have successfully been rented last month. The average rented price is $1,680 per month and they lasted an average of 131 days on the market.

NEW UNITS FOR RENT

As we are going through this pandemic, a lot of tenants have lost their employment and have seen the necessity to downgrade their units and/or rearrange their living arrangements. For this reason, a lot of units have become available for rent. This past month, a total of eight units hit the market for rent. These units are listed at an average asking price per month of $1,900. We have a one-bedroom condo #601 at $1,400. Also, we have fully remodeled #1021 offered at $1900 and corner units #1007 and #618.
