NEW UNITS FOR SALE
 

Three units were offered for sale last month. These units have an average asking price of $300,633. A few units to mentioned are units #1514 offered at $289,000 with unobstructed north views and unit #608 offering unobstructed views of the Miami skyline and Biscayne Bay and tastefully remodeled.

UNITS SOLD
 

Only one unit was successfully sold last month. #PH217 was sold as a financed transaction for$270,000. Deals like this one don’t last on the market. Even though this unit is in its original conditions, no other penthouse facing north is available for less than $350K.

NEW UNITS FOR RENT
 

A lot of motivation was shown this past month as a total of seven units hit the For Rent market. These units are being offered for an average asking price of $1,971 per month. Unit #814, #Ph217, and unit #618 are already rented. We have unit #1719 being offered fully remodeled and featuring one of the best views in the building with a split floor plan and total privacy from its balcony.

UNITS RENTED
 

Six units were successfully rented last month at Grandview Palace. These condos rented for an average price of $1,925 per month and lasted an average of 47 days in the market. We must highlight unit #903, a one-bedroom unit that lasted only seven days in the market before renting. One-bedroom units are rarely available in the building. We also want to mention that most of these units were rented by the same listing agent and they all rented very close to the original asking price.
