Real Estate Market Report, February 2019

Three homes were sold this past month in North Bay village. Two of these homes are non-waterfront and are located in Treasure Island, while the waterfront home is located in North Bay Island. This waterfront home was sold after a year of being in the market for 17% less than the original asking price, while the other two non-waterfront homes were sold after an average of 37 days on the market and very close to their initial asking prices. 7552 Mutiny Ave was sold for only $237 per square foot, but we must highlight that this home needs a lot of work. These three homes were all sold through financing with conventional loan.

A total of four homes were listed for sale this past February. Three of this homes are non-waterfront and they have  an average listing price of $276 per square foot. 7810 Miami View Dr is located in North Bay Island, and it has been listed at $1,900,000. The active inventory of homes for sale on the island is now 13 in total.
