NEW UNITS FOR SALE
 

At the 360 Condominium, homeowners' motivation to list their units for sale has skyrocketed since the beginning of this year. In February, a total of 8 units hit the market. Two corner units were offered in building A, as well as two other corner units in Building B. A highlight is a one bedroom REO, listed at $275,600.

Only one unit sold last month. Unit #801 in building A was sold after 94 days, for $355,000. This transaction closed through conventional financing. Every day, more and more units are closing through financing, and now with the recent increase in the interest rates, buyers are losing purchasing power and selling prices could be affected. NEW UNITS FOR RENT
 

The 360 Condominium had a total of 6 units being offered for rent this past month. These units were listed at an average price of $2,475 per month. A one bedroom condo was listed in building A, only two one-bedroom units are available for rent in the condominium. All of these units were offered unfurnished. The building’s active inventory now stands at 21 units in total.

5 units found new tenants this past month. All rented units are located in Building A and rented for an average monthly price of $2,238. Most of these units were on the market less than a month before being rented. As we can appreciate in the table. There is not a big gap between the list price and the rental price. If your unit is listed with a correct listing price, and has a good marketing strategy, it will not last long on the market.
